This is probably the first ever console I've ever purchased without a game to go with it but after a long week without any games for my 3DS, I'll be able to grab one tomorrow!
It's down to Ocarina of Time, Super Mario 3D Land Mario Kart 7.
I used to own Ocarina and have it on Virtual Console (Wii) and got very far back in the day, but never finished it.
I'm having stability issues with my wireless access point USB dongle so can't get my 3DS online for most of the time and I hear the single player component of Mario Kart 7 is well under par when compared to it's DS predecessor (no single race, mission mode, etc..), so I'm not too sure about that one at the moment.
So I'm leaning towards Super Mario 3D Land at the moment.
Enough about me. This topic is what game you'd prefer out of the three and why.
EDIT: The is not displaying the third option for some reason..

Mario Kart 7 owns but yes, single player is pretty junk compared to multiplayer due to a lack of features/content, so I'd advise picking that once you've got more stable multi. Its still a very fun game in multiplayer, but the lack of...stuff hurts the single player value.
Ocarina of Time is Ocarina of Time. Looks wonderful, plays great, has tons of content. You should know what you're getting with this one. Being a remake hurts the value a little bit in my opinion.
Mario 3D Land is my pick because the game is loaded with content, controls great, looks beautiful, and has great 3D. A bit too easy, but many hours of content, especially if you want to %100. _________________

Super Mario 3D Land. It is the game that properly showcases the 3DS's 3D capabilities (in gameplay elements as well), plays extremely well and lets you play for short bursts on public transport quite nicely. Be warned, that half the game is extremely easy, but the difficulty ramps up quite nicely. Has quite a few extras and completionist things for longevity.
I love Ocarina of Time. I love Zelda. But you've already played the majority of it, it's an old game and it's less remake, more port of the GCN Master Quest version. I'd wait until you can grab it cheaper.
Can't comment on Mario Kart 7. Don't have the game. Too busy with Tales of the Abyss.

As stated, Mario Kart 7 has a shitty single player mode with bugger all to do, so until you have sorted out what's causing the problem and have a stable internet connection for your 3DS, it just isn't worth it.
You can't really go wrong with Ocarina of Time 3D, and while the 3D looks great, it is a port of a Nintendo 64 game and as such wouldn't be my choice for the first game to experience on the system.
Super Mario 3D Land would have to be my pick. I love it, it's just pure fun. It's also probably the most technically impressive game on the 3DS at the moment, the game is beautiful and the 3D looks awesome. _________________

Without owning any of these games, or a 3DS, the answer seems abundantly clear - Mario Land. Maybe Mario Kart if you have real-life friends with 3DSs.
