So I should be moving to Brisbane in the next couple months and there's a few things I was wondering. I've lived at home my entire life I think I've got a lot to learn.

A) Friends or strangers?

Currently I have one mate who has offered me a room because he's moving out of living with some other mates of mine, and they say he's been hell to live with, bringing back lots of people late at night who make lots of noise with him, eat all the food and use all the water.

B) If strangers, where do I find them? Anyone here have a room for me? Brisbane PALGN mansion? icon_razz.gif

C) Bonds and Leases? Is there anything I should know and be weary of in regards to these? Should I avoid them altogether?

D) House rules? Any protips for getting along with everyone?

E) Anything else I should know?

I've been living with friends for about 3 years and never really had any problems. I think I got pretty lucky though.

B Can't help you there sorry.

C As far as bonds go, I don't think you'll be able to avoid it. Everywhere makes you pay a bond. Just try to leave the house in the same state it was when you moved in.

Also when you move in document everything scratches on the floor, scuffs on the wall, anything. Photograph that shit. That way if when you move out the land lord is like "Where taking money out of your bond to fix the scratched floor" you can be like "Fuck that shit this is what it was like when I moved in" After three houses in Brissie though I've never had a problem getting my bond back. Just don't trash the place.

D If at all possible have stuff set up in your room. That way if you just can't be fucked dealing with anyone you can hole up in your room and ignore em. I think one of the things that's kept me and Shan (My mate who I live with) from wanting to kill each other is we each have our own space.

E
Try not to slack off on any gardening and that shit. Keep the lawn mowed etc. At every place we've lived although the landlords have to inform you of any inspections etc the owners of the house will do drive byes to keep an eye on the place. Also make sure you know your rights. Don't let landlords walk all over you.

What Benza said about C is bang on. Go one step further, add a few marks that aren't there on the condition report. You know for later on when you get pissed and throw a mini cricket bat through the wall or some shit.

As far as living with strangers goes, when I moved to Newcastle for uni I lived in a share house, with 3 girls studying PE teaching and one other sporty guy, and they partyed all the time and at the start it was ok but after a few weeks I couldnt stand any of them. So if you do go for somewhere with people you don't know, If possible, try to find out what they're like because you don't wanna get stuck in a 12 month lease in a house that you hate going back to.

I can't tell if you are joking or asking a serious question, but if someone was building a methamphetamine laboratory in your garage, the only responsible thing to do would be to go to the police.

It doesn't just come down to morality and openness to illicit substances, but it's also a safety risk to you and your other housemates. A typical meth lab is formed by a collection of chemical bottles,hoses and pressurised cylinders. If handled improperly, these substances can result in explosive damage to property, shrapnel, deadly gases and chemical burns.

Don't be afraid to speak up, the consequences will never be the same if you don't.

Good luck man.

I am seriously having so much trouble getting approved for a rental apartment at the moment with 2 friends. We all could easily afford the entire rent individually and we have no bad rental history but still have no luck T___T.

I've heard that it helps if you dress up a bit, have your application prefilled and offer to pay more than the asking price. Dunno if it actually works, never tried.

Gumtree is a popular option. You've just got to be prepared to put up with the inevitable influx of idiots that will call you. A mate used that recently and received about 20 calls from idiots, and 5 who were actually reasonable people that another human being could stand to live with. He ended up with a really good room mate though.

http://www.flatmatefinders.com.au/ is another good option. You've got to pay about $20-30, but then it lets you create a profile and 'matches' you with what you're looking for. It can best be described as the online dating approach to finding a flatmate. I've heard good reports from those who've used it and I'll be doing the same soon. It gives you a better chance to find someone who'd be 'right' as a flatmate, and because they've had to pay about $20 for the service too, you know they're not going to be a complete tightarse and they have a little bit of money and take it seriously.

Bonds aren't avoidable. Your choice in regards to leases, but it can be difficult to get out of a lease once you're in one, which could be an issue should you end up loathing your house mates.

As above. Set rules. Hell, even have a cleaning schedule if need be. Just make sure to be considerate and clean up after yourself, don't make excessive noise at unreasonable times etc etc.

E) Anything else I should know?
Living with strangers in established sharehouses gives you the benefit of using other peoples household equipment.

This being said, if you are a bit cashed up, buying your own gear, getting a lease and renting out the other rooms might benefit you financially in the long run. You can afford to charge more than 1/3 or whatever of the rent providing the 2nd/3rd bedrooms aren't unreasonably small. Of course going down this road means finding people considerate of your property and it's also very very difficult to get your first lease.


Overall, I'd say it'd do you well to go into a few sharehouses first, maybe even get your name on the lease. Co-signing a lease with a few others is a great way to get your foot in the door and give you some rental history.

Can defenitely be a worrying and nervous process. Good luck.

Thanks heaps for all the advice guys. I've been spending a lot of time on easyroomate and flatmatefinder, very tempted to actually pay for some membership.

Went to work today though (which I really didn't want to do) and one of my old work mates was there who moved to Brisbane a few months back, and it turns out he's looking for someone to move out with, he also can get me a job at the bar he works at in Brisbane, so this is all falling into place very nicely. Now I've just got to work out where to take it from here.

EDIT: Question for anyone familiar with Brisbane, what areas are good and what should I avoid? Currently spring hill or new farm would be ideal as QUT is in Spring Hill and the job I can probably get will be in New Farm. Problem I've noticed though is that places in these areas seem to be a little more on the expensive side.

You can move to the outer suburbs and bus/train it in, pretty easy.
Avoid Inala and Acacia Ridge.

Your best bet is probably pick somewhere in the outer suburbs on the train line. But yeah avoid Inala if you don't want to be stabbed. Also try to avoid the Logan area.

Trainline on the south east side from memory is Cleveland, Thornside, Birkdale, Wynnum, Manley, Ormiston, Wello Point, Cannon Hill, Coorparoo, Buranda. The further you get out (Like the cleveland, ormiston, thornside, birkdale end) the cheaper you'll get. It's like an hour into the city on the train from there though.

Best places are those that are either:
On the train line
Near a busway bus stop.

So look up Google maps and a map of the busway and train lines. Pick the suburbs that are close to both. The south east busway pretty much follows the south east freeway. It is separate though so it does not have to wait for any traffic other than busses.

So Woolloongabba, Buranda, Annerley, Tarragindi, Holland Park, Upper Mt Gravatt would all be good.

How's the Northern busway coming along? Last place I lived in Brisbane was Windsor, which had a train station and several Lutwyche road buses that went straight through QUT at Kelvin Grove thanks to the lower half of the busway.

Except it was mostly the south side that got hit by the floods. As fa r as north side goes, nundah and Chermside are great areas if you want to be close by and close to transport. Hendra, Albion and lutwych are great too and I don't think they are too expensive, plus they are close to shops. Kedron is equal distance from 4 large shopping centers with a fair few other shops on the way there too.

Further out, I live in sill ere and that suburb is pretty rough, but in a gated community it's terrific. If you can find friends to move in, the rent is reasonable and you get a pool and tennis court as well.

So my ex-workmate is keen, going to start looking for a 2 bedroom place, probably in the south east area (thanks for that list of places btw Benza).

In general is there any significant cost reduction of living with more people (say 4-6 bedroom) as opposed to a smaller place (2-3 bedroom)? Currently I'm leaning towards a 2 bedroom now as that'd make things pretty easy.

@Exodus: While yes I do watch (and love) Breaking Bad, it was not a joke but a serious concern, that show has opened my eyes to the dangers of meth labs and I do not want one in my house.

We currently rent a 3 bedroom place in the thornside on the south east and it's $330 per week. So split three ways it's pretty reasonable. You could probbably get a fair bit cheaper if you don't have a pet too.
